We are looking for an immediate, full-time, permanent position in AMERICAS at Westerville, Ohio.
Job Purpose:
Primary point of contact within a given region for all day-to-day portfolio/property management lease agreement questions. Role ensures compliance with internal policies and procedure, federal regulations, local laws, and governing documents. Ensures compliance policies and procedures are being followed. Leads sub-regional compliance projects. Leads and invigorates a high performing team. Establish productive business relationships with all levels of customers, business partners and vendors. Responsible for building business unit relationships, accurately setting and meeting expectations. Provide business partners with a proactive, knowledgeable point of contact and communicator for key real estate issues. The FM-Specialist primary focus is in assisting with repair/maintenance lease questions and responsible party reviews along with the following role duties.
Your tasks:
* Performs the Lease Management activities including but not limited to:
* Primary contact for Landlords/Property Managers
* Assist/Support Site Managers to understand and address lease terms and landlord issues and responsible party reviews.
* Manage communication to ownership.
* Manage compliance best practices.
* Track TI allowances, security deposits, & refunds
* Maintain lease files & FM-PM Tools
* Perform periodic lease file & data quality audits to ensure completeness.
* Review important lease dates and business terms.
* Manage critical date process.
* Prepare and/or edit lease abstracts for accuracy.
* Review and/or approve rent payments.
* Arrange rent payments and rent receipts with accounting.
* Recover and reconcile tenant improvement allowance.
* Coordinate execution of all real estate related documents i.e., commencement certificates, consent requests, etc.
* Review and approve all rent steps, percentage rent and escalation billings from Landlords.
* Prepare CAM budgets and all variance reports.
* Manage the Real Estate database and ensure the integrity of its information.
* Track & report on renewals, closures, and relocation
* Manage multiple reporting requests.
* Provide support for site acceptance, closures and relocations as assigned.
* Conduct Operating Expense audits and negotiate audit findings with client and its landlord to ensure sufficient credits and appropriate charges are made.
* Conduct financial analysis of accounting as appropriate, including AR/AP, rent rolls, and budgets in accordance with required accounting principles.
* Provide support to finance and accounting questions as required.
* Assist local management teams in their completion of various small projects including, but not limited to, addressing lease compliance, landlord approvals, and payment guidelines.
Your profile:
* 4-5 years of relevant Commercial/ Corporate Real Estate/ Facility Management experience
* Relevant University Degree e.g., in Engineering, Architecture or Real Estate related field
* Advanced communications, attention to detail, prioritization, time management, excel, presentations, & project tracking skills.
* Basic Knowledge of: IFRS16, & payment systems i.e., SAP, Oracle, JBA, & Basware.
* Bilingual: English/ local language as needed

Job Description
In this role, you will assist in daily real estate activities that are associated with the asset and property management of DHL's real estate portfolio in the Americas.Lease administration and asset management experience are critical requirements for this role.

Required Education and Experience
* Bachelor's degree in finance, accounting, real estate or related field, required
* 5-7+ years commercial real estate experience with a background in transaction oriented environment, required
* Experience with Virtual Premise, preferred
* Paralegal experience, preferred
* Experience with SAP, preferred
