Job Pay : $130,000 to $150,000 plus bonus

Job Overview:

One Hawaiian BBQ is seeking an experienced Real Estate Asset Manager to join our team. You will be responsible for the management and operation of our portfolio of leases for our restaurants and real estate investments. Responsibilities include but not limited to:

You will be responsible for the management, operation, administration, compliance, and financial performance of the following portfolios: 1) leases for our restaurants, 2) real estate that we own for our restaurants, 3) other commercial retail and office real estate, and 4) other real estate investments. You will be leading the development and implementation of strategies, policies, procedures for each portfolio.

1) Leases for our restaurants and 2) Real estate that we own for our restaurants:

  • Manage and administer all leases, including ensuring that the leases are in compliance and documentation are complete.
  • Oversee the due diligence and contingencies of each lease, including title review, environmental review, surveys, etc.
  • Manage and administer the lease software and ensure all leases are updated in a timely manner.
  • Review and audit all expenses including base rent, common area expenses, taxes and insurance.
  • Negotiate lease renewals and amendments; and assist with new lease negotiations. 
  • Address all issues with the landlords.
  • Liaison with the other departments including real estate deal makers, legal, projects, operations, facility management personnel, and accounting.
  • Manage legal and governmental matters related to each facility.
  • Evaluate the performance of each location for lease renewals, relocation, termination, or expansion of trade area.
  • Update requirements and provisions for new leases.
  • Laison with the deal maker on the purchase sales agreement and the corresponding escrow.

3) Other Commercial retail and office real estate and 4) other real estate investments:

  • Oversee the management and financial performance of each property and investment.
  • Create and manage the budget for each property.
  • Oversee the purchase sale agreement, escrow, due diligence, and contingencies of each transaction.
  • Ensure each property is at its optimal occupancy and oversee the leasing of each property.
  • Management and administer leases for each property.
  • Lease Negotiation and Management: Negotiating lease agreements, renewals, and amendments to secure favorable terms and manage costs effectively.
  • Property Maintenance and Upkeep: Ensuring that all properties are maintained with industrial standards and comply with governing codes. Coordinating repairs, renovations, and upgrades as necessary to maintain industrial standards.
  • Financial Analysis and Reporting: Analyzing the financial performance of each property, including rent-to-revenue ratios, operating costs, and return on investment. Providing detailed reports and recommendations to senior management to support strategic decision-making.
  • Portfolio Optimization: Strategically managing the real estate portfolio by optimizing and maximizing the value of the real estate assets.
  • Compliance and Risk Management: Ensuring all properties comply with local zoning laws, building codes, governing regulations, and other legal requirements. Managing risks associated with the real estate portfolio.
  • Project Management: Overseeing new construction and renovation projects, ensuring they are completed in a timely manner, within budget, and to the company’s specifications. Coordinating with contractors, architects, and other professionals
  • Identify new opportunities within the portfolio and potential expansions.
  • Oversee and manage the investments, including the due diligence, compliance and financial performance related to the investments.
  • Oversee the development and progress of the investments.
  • If applicable, be a liaison with development partners, third party property management companies, brokers, and consultants.

Requirements and Qualifications:

  • Bachelor’s degree required, preferably in business, finance, real estate, or related fields.
  • Certified property manager (CPM), certified commercial investment member (CCIM), and certified management accountant (CMA) are a plus.
  • 10 years of experience in real estate asset management, operation and finance.
  • Strong analytical skills, and ability to provide thoughtful solutions.
  • Effective communication and abilities to collaborate with partners, agencies, and third-party managers.
  • Organizational skills, including time management, focus, and clear communication.
  • A sense of urgency, with an innate ability to prioritize tasks and meet deadlines.
  • Willingness and ability to travel as required.
  • Proficiency in Microsoft office.
  • Proficient in AMTdirect or other lease administration and accounting software.
  • Proficient with project management tools are a plus.
