JOB TITLE: ASSISTANT PROPERTY MANAGER
SALARY: $18-20 per hour

SUMMARY

Reporting to the Property Manager, the Assistant Property Manager is responsible for providing essential support in the management of residential and commercial properties. Working closely with the Property Manager, this position involves overseeing day-to-day operations, tenant relations, leasing activities, and maintenance coordination, ensuring optimal property performance and tenant satisfaction.

  • Responsible for all leasing activity, tracking move ins, move outs and renewals; Assist in maintaining accurate records, including occupancy, rental rates, and lease expirations.
  • Assist the GM manage the budget for the location; Assist with accounts payable duties, move ins, work orders, and rent collection. Generates leads and closes sales.
  • Manage communications with residents, vendors, associates, and management.
  • Collaborating with vendors to secure competitive pricing and verifying the completion of work before approving invoices.
  • Supervise maintenance work orders and turnover of units to ensure timely completion.
  • Respond to incoming calls and emails, communicates work orders and resident concerns to management and maintenances.
  • Oversee and update materials and figures for all marketing sources, including social media, online advertising, flyers, brochures, and outreach marketing.
  • Maintain knowledge of general maintenance best practice and market trends.
  • Ensure compliance with local, state, and federal Fair Housing laws and regulations.
  • Liaise with management, residents, vendors, and associates.
  • Attend and participate in daily Huddle meetings.
  • Lead property team in the absence of Property Manager; Participate in on-call rotation for after-hours and weekend emergencies. Travel to other properties as needed.

MINIMUM REQUIREMENTS

Education & Experience: High School Diploma or equivalent; 2-3 years of experience in leasing, real estate, property management or customer service.

Technology Skills: Intermediate proficiency with Microsoft Outlook, Word, PowerPoint, Excel, and related mail operation services software applications.

Language Skills: Excellent ability to read and interpret documents such as legal files, business correspondence and procedure manuals; ability to write routine reports and business correspondence; ability to speak effectively, both in person and by telephone, to customers or employees of the organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; ability to compute rate, ratio, and percent and to draw and interpret bar graphs; ability to understand and interpret statistical reports, data charts and graphs.
